Step 1.

ROOF DECK ON

We tear off the old roofing, inspect the wood sheathing and replace rotted boards with premium boards of equal thickness to ensure a smooth and solid surface.

Step 2.

ICE SHIELD ON

Ice and water protection along gutter lines, valleys and protrusions prevents water from clogged gutters or sitting snow to crawl back into your home. We install premium Ice Shield on all roofs to ensure your roof is protected from heavy rain and snow.

Step 3.

DRIP EDGE ON

An L shaped flashing used along the edges of your roof redirects runoff water into gutters and away from roof line and helping to prevent ice-damming. We only use premium non-staining and non-corroding metal drip edge on all roof installations.

Step 4.

UNDERLAYMENT ON

This a breathable moisture barrier for the roof that prevents wood rot from moisture buildup. Our premium synthetic underlayment will not rot, buckle or crack and provides slip resistance for workers on the roof deck for further safety precautions.

Step 5.

STARTER STRIP ON

The starter shingle strip adheres to the shingles at the edges of your roof and protects them from the elements. Our premium starter shingles are the initial shingle products installed on the roof, just before the first course of the finish shingles.

Step 6.

ROOF SHINGLES ON

Asphalt shingles come in sheets that are layered on a roof to give the illusion of single shingles such as cedar or slate and come in many colors. We are licensed, certified and authorized to install top brands GAF, Certainteed, Owens Corning and Atlas.

Step 7.

RIDGE VENT ON

The ridge vent is installed to help ventilate the attic. A properly vented roof will prevent mold and rotted wood in the attic. We install premium ventilation ridge vents for maximum air flow so your roof will stand the test of time.

Step 8.

RIDGE CAP ON

Because ridge-cap shingles cover the peak of the roof, where two angles meet, they have an important role in keeping the rain and the melting snow from leaking into the house. Our premium ridge cap is the perfect finishing touch for your new roof.

The resulting mistakes result in roofs being installed with problems that don’t show up until the 6th year per the National Roofing Contractor Association.

That is why here at RemodelOn, we stand by our superior roofing installation and we are able to offer the most comprehensive warranty package available in the industry. How to calculate Base Area of House in Square Feet

The base area of a house is equal to its length multiplied by its width; area = length x width. Given a house whose base is 50 feet long and 30 feet wide, find the area as follows: area = 50 feet x 30 feet = 1,500 square feet. When measuring the house roof area, make sure to include roof overhangs (Rakes & Eaves).

MEASURED: Use your measuring tape to measure the dimensions of your house from the ground floor. When measuring the house roof area, make sure to include overhangs. Because your house most likely isn’t a perfect square or a perfect rectangle, measure each square/rectangular section one at a time. Figure out the separate areas for each section and then add them together to get the total square feet.
(Warning: if you climb the roof please take the necessary safety precautions by checking the harnesses and ladders. Always have someone nearby in case of any accidents)

ESTIMATED: Enter the square footage of one floor from your home.(For instance, if you have 3 floors and the total square footage is 4,500 square feet, one floor will be 1,500 square feet.)

How to calculate Pitch of the Roof

The pitch of the roof (or angle) is measured by how many inches the roof rises vertically for every 12 inches the roof extends horizontally. For example, a roof that rises 8 inches for every 12 inches it horizontally extends has a 8/12 pitch.

MEASURED: To find the pitch of your roof take a level and a tape measure, climb a ladder to where your roof begins (as it will be the safest distance to measure from) and hold the level horizontally, about 1 foot from the bottom of your roof. Locate the 12 inch mark on the level and measure straight down using the tape measure. (Warning: if you climb the roof please take the necessary safety precautions by checking the harnesses and ladders. Always have someone nearby in case of any accidents)

ESTIMATED: From the image above, choose the pitch that most resembles your roof.

WHAT FACTORS AFFECT THE COST OF ROOF REPLACEMENT?

If you are someone with limited knowledge of roof replacement, you may think that determining the roof replacement cost is a straightforward process. However, it is much more complicated. While determining the roof replacement cost, several factors come into play, including:

•      Roof size

One of the major factors affecting the roof replacement cost is the size of your roof. The bigger the house, the higher the cost.

Before hiring a roof replacement company, you should measure your roof to find out its area. We at RemodelOn then can help you determine a precise cost. The cost is determined per square feet, so make sure that you have a fair idea of your roof’s area in square feet.

•     Material used

Another major factor is the type of roofing material being used in the new roof. Every material has different characteristics, thus offer different features. Some materials are commonly used and come at a low cost while other materials are much costly. The most common and least expensive roofing material is asphalt shingles. Its cost per square foot is around $4.

Other used roofing materials for flat roofs include Single Layer Membrane Roofing (EPDM Roofs, Neoprene Roofs, PVC Roofs and Polymer-modified Bitumens Roofs) Modified Bitumen Roof (SBS Rubber and APP sheets) and built up roofing.  Other high-priced materials are metal roofs, slate roofs, concrete roofs, clay roofs, and solar roofing. These materials come with a high price tag, offering better features like improved outlook, better value, high-end protection, and better durability.

•     Roof’s pitch

Your roof’s pitch is a significant factor that affects your roof replacement cost. A roof’s pitch refers to the steepness of a roof. Every home has a different type of pitch. Older homes have a high roof slope, while modern-day homes have low roof slopes. Low slopes are much easier to build and maintain. If your house has a high slope, then the roof replacement cost will be higher as compared to homes with low roof slopes.

The reasons why steep slopes cost more include; steep slopes aren’t walkable, require additional safety equipment, and demand distinctive installation techniques.

•     Your location

Your location affects the roof replacement cost for obvious reasons. Labor cost, market competition, material availability, climatic conditions, and several other factors vary from state-to-state.

•     Additional features like a detached garage, chimney, ventilation ducts, and others

Whether there’s a chimney, skylight, detached garage – anything that needs a joint – require more time, skills, and effort. The difficulty level of the project increases if your roof has additional features. Therefore, workers need to make extra efforts to ensure impeccable installation. Extra efforts will increase the cost, but it’s worth every penny.

•     Removal of the existing roof

Since you’re considering roof replacement, RemodelOn will need to tear off the existing roof first. Some contractors may not include existing roof removal in the project quote, but it’s certainly a factor that affects the cost of roof replacement. You never know if there’s any unseen damage under your old roof. RemodelOn will fix the damages to ensure a lifetime of durability for the new roof.

Removal of the existing roof adds time & labor cost to the roof replacement project. The size of your roof and complexity will factor into the roof replacement cost, as well.

MATERIAL COSTS

Apart from shapes & styles, you can choose from a wide variety of roofing materials. The type of material tremendously impacts the roof replacement cost. Common roofing materials are easy-to-find, easy-to-install, and thereby cheap as well. In contrast, some materials are stylish, better, hard-to-install, and costly.

Combined with the roof’s size, pitch, and shape, roofing material is a major factor that affects the roof replacement cost.

Usually, homeowners choose the material that fits well with the overall architecture & style of the house. Adding an ordinary roof to luxurious home dents the outlook of your home. Hence, homeowners choose an appropriate roofing material that leads to a higher/lower roof replacement cost.

METAL ROOFING COST

Modern-day architects and homeowners often use metal roofing. They are great competitors of asphalt shingles. You may find the price higher than asphalt shingles, but their long-term benefits make them a brilliant choice over asphalt shingles. Metal roofing costs more than asphalt shingles but less than clay tiles, concrete, and slate. On average, metal roofing costs 2-3 times more than shingles. But, it’s much better in terms of durability, style, and impact resistance as compared to asphalt shingles. Roofing grade metal material is available in the market that offers great benefits with the price tag it owns. If you’re wondering about metal roofing cost in Northern Virginia and metal roofing cost in Maryland, you need to take into account the complete profile of metal roofing, roof size, and overall complexity of the roof.

What to expect in terms of metal roofing cost?

When you choose metal roofing, be prepared to spend a minimum of $8 per square foot. Considering the type of metal, its quality, and the whole profile, the price can go up. But $7.50-$8 is the least cost per square foot that you’ll be spending. This cost doesn’t include the removal of the old roofing.

If you choose a higher-grade metal roof, you will spend more money.

What is the average cost of roofing metals?

Different kinds of metals are available as residential grade roofing materials. The exact cost of metal largely depends on the quantity, style, size, and location where you buy.

•      Steel Metal Shingles

Residential grade steel material for roofing costs up to $400/100 sq ft. Standing seam costs between $400-$550 for the same roof size. If you buy a few sheets only, you pay a much higher price per sheet as compared to when you buy a bulk quantity.

•      Aluminum

Aluminum shingles are more costly than residential grade steel roofing. Generally, aluminum shingles cost as low as $400/100 sq ft. The additional costs like installation cost and warranty are apart from it.

After adding installation cost & warranty cost to steel shingles, you pay a minimum of $7.50/sq ft. Note that this cost may go up depending on the complexity of the roof structure. If the old roofing needs to be removed and there are multiple chimneys and skylights, the cost can go as high as $12/sq ft.

With aluminum shingles, the cost can go up to $12.50/sq ft. Regardless of whether you’re installing standing seams of steel or aluminum roofing, the cost is higher for both. You may end up paying anywhere between $10-$15/sq ft for the standing seam.

•      Copper and zinc

If you go one step ahead and decide to install zinc or copper roofing, be prepared to pay a higher price than steel and aluminum. The zinc material alone has an average cost of $8/sq ft, while copper cost runs between $9-$16/sq ft.

Depending upon the complexity of your roof, quality of material, size of the roof, and your location, the price may vary from average cost.

The installation cost of zinc is around $4.50/sq ft and $5.50 for copper. This is only the average cost, and the final cost will depend on several factors. After adding other costs like labor, zinc roofing costs between $10-$12/sq ft. In comparison, copper roofing can cost as low as $13 and as high as $18/sq ft.

Just like steel and aluminum standing seams, copper and zinc standing seams also cost higher than normal.

Why is metal roofing preferred over other roofing materials?

A few major reasons to prefer metal roofing materials over other roofing materials include:

• Fire resistance & heat resistance

• Low upkeep

• Durability

• Better energy efficiency

Unlike other roofing materials, you don’t need to worry about its maintenance. Metal roofing doesn’t require regular maintenance like other roofing materials. Apart from being a sustainable material, it’s durable as well. With metal roofing, people rarely experience any unexpected repairs. In contrast, asphalt shingles and cedar shakes are prone to experience premature failures like wear and tear and broken shingles upon high wind impact.

Metal roofing exceptionally resists heat, fire, water, and wind, which results in better energy efficiency. Metal roofing isn’t only a highly practical solution but makes your building stylish and attractive as well.

Which material should you choose for your roof?

Once you’ve detailed knowledge of how much a new roof cost in Northern Virginia & in Maryland, it’s time to start considering available options. While determining the roof replacement cost, a big focus should be on the material you’re going to use.

As you can see from the above comparison chart that some materials are better than others, but they are expensive. You need to consider whether your preference is durability & style or cost & functionality. When your focus is on durability & style, you certainly need to buy expensive material. On the other hand, if you are not worried about the style and durability but rather concerned about the cost, then consider common and standard roofing material.

From the above comparison chart, you can find the average cost of each material per square foot, its durability, upsides, and downsides. It will help you determine the most suitable material for your roof.

However, here’s a general comparison of a few common materials used in roofing.

If you choose asphalt shingles, it will offer initial low-end cost as compared to other commonly used materials in roofing. Another common material used in roofing of modern-day homes is metal of different types of metal roofing; metal slate roofing, synthetic slate, synthetic roofing shakes, and metal cedar shake roofing. Most commonly, standing seam metal roofing and metal shingles are used, which are relatively higher in cost than asphalt shingles.

Clay tiles are used as well; they have higher labor costs and are costly as well. You can consider concrete tiles too, and they’re less expensive than clay, however costly than asphalt shingles. Considering its durability, concrete tiles are better than asphalt shingles. Looking at the long-term benefits of slate, it’s the best material. It costs higher than all other materials both in terms of labor & installation cost and material, but it offers the longest lifespan.

In the end, it all comes down to your budget and preferences.

Tear off or the Second layer, which option is better?

Though you may not consider this factor while determining the roof replacement cost because most contractors don’t include it in the quote, it’s a major factor. Previously, the most common practice was to lay a new layer of roofing over the existing layer.

Now, some states don’t allow this practice and require you to tear off the preexisting layer of roofing and then install the new one. Even if your state allows you to add a new layer over the old layer of roofing, extreme cautiousness is required for proper installation.

The decision to keep the preexisting layer or tear off depends on the following factors:

•     Weight

In case you consider adding a new layer over the previous one, ensuring that it won’t result in too much weight over the structure is extremely important. Installing a new roof over the preexisting roof will certainly double the weight and might be difficult for the structure to bear so much weight. If it’s a lighter material like asphalt shingles, then it won’t add much weight, but adding slate layer over preexisting slate layer isn’t a wise decision.

•     Telegraphing

A major problem with adding a new layer of roofing over the existing one is that irregularities get neglected. If the previous surface has bumps, damaged surfaces, and holes, then adding a new roof layer will introduce an unattractive look. It will result in the loss of your time and money.

One way to minimize the risk of an unattractive look is to fix the deformities first. Once you’ve fixed all the issues, you can expect to achieve the desired results.

Now, let’s see the benefit of avoiding the tear-off and add the new layer over the old layer instead.

•     Save time, waste, and budget

If you install the new roofing over the preexisting one, then there’ll be a minimum waste of time and budget. You’ll also avoid the struggle of dealing with the waste being stripped off from the roof.

ADDITIONAL COSTS INVOLVED WITH ROOF REPLACEMENT

Apart from the roof materials, roof replacement cost depends on several other factors. Some additional costs included in a roof replacement cost include:

•     The cost of existing roof removal

When you get a quotation from a roofing company, it might not have included the cost associated with roof removal. Roof removal cost isn’t among the most costly parts of the project. This cost depends on the size of the roof and the amount of roofing material layers. It averages $1.7 per square foot. Hence, for a house having 1,500 square feet area, the cost will be around $2,500. The more layers of shingle removal, the higher the cost.

•     The cost of flashing installation

If the roof surface is leaky, then you need to install flashing on your roof. Generally, around chimneys, skylights and pipe vent leaking occurs. The cost of flashing installation around each chimney usually falls under $500.

•     Plywood sheathing installation cost

When replacing a roof and doing a roof tear-off, there are times when we find that roof plywood boards are rotted. The average amount of rotted boards found for a house of 1,5oo square feet is 3 rotted plywood boards. The average cost of plywood sheathing for a house of 1,500 square feet is around $225 for both material and labor. The roof sheathing cost depends on the number of sheets being used to cover the entire roof.

•     Roof decking replacement cost

The cost to replace all the roof decking usually falls around $3,000 for a house having an area of 1,500 square feet. One of the reasons for replacing all the roof decking would be that the initial roof decking boards are not up to code (ie. fire resistant when it needs to be, thickness or all rotted) The bigger the size, the more will be the cost to replace all the roof decking.

•     Permits cost

It’s not among the highest costs involved in roof replacement project cost. The permit cost depends on your state whether it be Virginia or Maryland and the scale of work. Most roof replacement projects may not require any permit because of the limited size of the area under consideration.

•     Roof underlayment and accessories cost

Don’t neglect the cost of roof underlayment and accessories because it’s part of every roof replacement project. To ensure that the roof is watertight, roof underlayment is essential.

Roof underlayment is formed by tar paper,  15lb felt paper, or 30lb felt paper. You can go one step ahead and choose one of the advanced level materials like breathable synthetic roofing underlayment & ice & water roof shield, which will ensure the protection of prone-to-leak areas.

Apart from roof underlayment, accessories costs are also included in roof replacement costs. Some important accessories that are commonly used include pipe boot vent collars and snow guards.

•     Building materials cost

A roof replacement project requires building materials as well. There’s certainly a little cost associated with it that’s included in the overall cost of a roof replacement project. The materials including in building materials, are nails, drop cloths, tarps, staples, boards, etc.

When you’re determining how much does a new roof cost in Northern Virginia & Maryland, make sure to consider this cost too.

•     Overhead costs

Overhead costs include the costs of doing business like insurance, transportation cost, supplies, etc. Typically, if there’re costs like insurance cost, permits cost, and transportation cost, they are separately mentioned in the project quote or invoice by the contractor.

ROOF REPAIR COST

Apart from roof replacement, you may need to repair the roof because weather conditions and other factors can deteriorate or blow off shingles and tiles. Let’s see what it takes to repair a roof and the signs to look for before repairing a roof.

How much does a roof repair project cost?

Part of owning a home requires you to maintain your home regularly. The roof is one of your home’s major components as it protects your home against various damaging factors. It doesn’t only protect your house but increases its outlook and overall value. Broken roof means bad outlook and decreased value, so make sure your roof is well-maintained and perfectly fine.

Regardless of the type of material you use, it eventually starts to deteriorate and requires minor or major repairs. If your roof has damages, then consider a high-quality roof repair company like RemodelOn. Even if there are any minor leaks, fix them immediately before it leads to big damage.

The cost of roof repair depends on the material installed. In case you’ve previously used asphalt shingles, a square of roof (100 sq ft) will cost around $650. The cost can go up or down depending on the material installed on your roof.

A minor repair might be done at $150-$250. However, if the repair cost is going to be too big, then it’s wise to consider a roof replacement instead of a roof repair.

Signs that your roof needs repair

Before you jump over to the conclusion that your roof needs repair, it’s important to inspect it thoroughly yourself or get it done by ust at RemodelOn. We might tell you the cost and size of the roof just by looking at the roof.

The following signs suggest that your roof need repair:

• Roof Leaks

• Cracks surrounding chimneys

• Cracks in other sections of the roof

• Broken/missing shingles or tiles

• Material that has gone past its lifetime (15+ years)

If your roof has any of the above signs, it shows that you need roof repair services. It’s your responsibility that you look after your home and occasionally inspect its roof. If you find any of the above signs, call us at 703-831-ROOF for a detailed inspection of your roof.

Sometimes, minor leaks are neglected that lead to irreparable damages and cost you hugely. Therefore, never ignore any minor or major leaks or damage.

Cost to fix some of the popular roofing materials

Here’s a brief guide on what you can expect to pay when you hire a roofer for minor roof repairs. Note that some of the materials are more expensive than others, and their repair costs are high as well.

•     Asphalt

These roofs are more prone to leaks than other materials. Usually, the reasons behind leaks are improper installation, broken shingle, and age of the shingle. It can cost you up to $650 to replace a square of asphalt roof. Minor fixes range between $100-$150.

•     Metal

Metal is one of the safest materials to use in roofing. It rarely happens that you need to repair a metal roof. However, a few reasons might cause leaks in a metal roof. If the metal roofing is not properly installed around chimneys and skylight, then leaks may happen. Another reason is manufacturing defects in the metal. The average cost to repair a metal roof is $500-$1000. The cost may vary depending on the type of metal being used.

•     Clay tiles

Clay tiles are very durable and highly resistant against leaks. In case the tiles are cracked, you will need to call a roof repair service. The cost runs between $350-$450/square.

•     Slate

Slate is one of the most expensive roofing materials, and it doesn’t experience leaks. However, some reasons like leaking flashing, broken slates, and nail rust may cause leaks. The roof repair cost for slate may go up to $2,000.

•     Wood shakes

Though cedar or wood shakes bring beauty to your roof, they need more maintenance than any other roofing material. Roof repair cost for wood shakes may go up to $650.

•     EPDM rubber

EPDM rubber roofing is one of the cheapest roofing materials, so it’s more prone to leaks. Pounding water, seam failure, glue failure, and improper installation may cause leaks. A small repair in the EPDM rubber can cost up to $500.

THE DIFFERENCE IN THE COST OF LOW QUALITY VS. HIGH QUALITY ROOF

A major factor that affects the cost of roofing replacement in Prince William County, Fairfax County, Loudoun County, and across Northern Virginia is the quality of the roof. Apart from factors like material, roof size, location of the home, etc. – quality is an unavoidable factor.

Roof replacement is an expensive project. When you see the final cost, getting a sticker shock is justifiable. Homeowners with next to zero knowledge of roofing & its importance may perceive it as an expensive investment. While homeowners with sufficient knowledge of roofing and its role in protecting the house, increasing its value, and assistance in saving several costs, in the long run, see quality roofing as a valuable investment.

Those who don’t understand the importance of quality roofing opts for cheap solutions and end up having both long-term & short-term damage. The cost difference between a low-quality roof and the high-quality roof is huge. Though high-quality roof costs much higher, you get long-term benefits that beat the cost of a low-quality roof.

Why should you opt for a high-quality roof system?

It goes without saying when determining the 2021 roof replacement cost in Northern Virginia, understand the importance of high-quality roof system first. It’ll help you make the right decisions. A roof is important both in terms of functionality and style. It does way more than just keeping the rain off your head. It protects your home, which’s most probably the biggest investment of your life.

For several reasons, a high-quality roof system is essential. Let’s learn about them.

•     Durability

Though there’s a major cost difference between high-quality roof system and low-quality roof system, you get better durability from a high-quality roof system. With a longer lifespan, you save yourself from spending several thousand dollars every few years. Investing in a high-quality roofing project means fewer replacements and low maintenance.

•     Protection

With a low-quality roof system, you can save yourself a few thousand dollars, but you experience leaks, low to non existing warranty, poor drainage of rainwater, and other such issues. On the other hand, when you install a high-quality roof over your home, you get the best protection from rainwater, long lasting roof warranty, harsh weather, and other things that cause cracks, leaks, and breakdown in the structure of the roof.

•     Better outlook

It’s easy-to-understand why homeowners with luxurious homes spend heavily on roofing. High-quality roofing certainly gives a better outlook to your home. Investing in high-quality roofing doesn’t only offer better protection and durability, but the better exterior as well. You pay a heavy mortgage on your home and build your home by spending several thousand dollars but try to save a few thousand dollars on roofing, which serves more harm than good. Having a high-quality roofing in-place, your home gets the right look it deserves.

•     Energy efficiency

A high-quality roof system provides better energy efficiency than a low-cost roof system. When you install high-quality material, it offers better resistance to heat, UV rays, and cold, enabling your HVAC systems to work efficiently. A high-quality roof system may cost higher than a low-cost roof system, but long term benefits save you more money overall.

Why should you not choose a low-quality roof system?

You may be tempted to opt for a low-quality roofing material to save money; it costs you more in the longer run. There are several reasons for avoiding low-quality roofing.

•     Unreliable

Low-quality roofs are highly unreliable. Instead of saving money, you end up paying more than a high-quality roof system. Low-quality roofs suffer premature leaks, are too weak to handle the pressure of snow, and are unable to stand up to the high wind. Low-quality shingles or tiles peels off quickly when a strong wind blows.

•     Short-lived

Low-quality material used in roofing results in poor durability of the roof. Low-quality roofs have a shorter lifespan than high-quality roofs. You have to spend a high amount regularly to maintain a low-quality roof. Low-quality materials work well until you keep spending on their maintenance and repairs. They deteriorate faster, which’s why you should avoid low quality roofing.

•     High-energy costs

When there’s low-quality material being used for roofing, it results in poor energy efficiency. Low-quality roofs resist poorly against heat and snow. The inside of the home remains too hot in summer and too cold in winter. The HVAC system must work harder to keep the temperature normal.

HIRING A REPUTABLE ROOFING CONTRACTOR

A major factor that affects the roof replacement cost both directly & indirectly is ultimately the contractor. Unless you personally know a roof contractor, the thought of hiring a professional roofing contractor might be overwhelming. Since a roof replacement project costs hugely, it’s important to get it done at the hands of experts with experience and reputation in the industry. Having heard several stories of homeowners getting ripped at the hands of contractors, it’s hard to identify the right contractor. However, following the below guidelines, you can find a reputable roofing contractor.

1. Ask for the contractors business license or look it up and verify it with the state website that the business is in good standing.

          • For Virginia:       http://www.dpor.virginia.gov/LicenseLookup/

          • For Maryland:      https://egov.maryland.gov/BusinessExpress/EntitySearch

2. Call each one of the contractors and ask the following question:

• Are they insured, and if they are for how much per incident? Unfortunately some contractors lie about having insurance as it is expensive for roofers so ask for the contractor to show a copy of their insurance to verify.

• Are they experienced in handling projects of your size? If they’re not experienced, and your requirements are extensive, then move to the next contractor.

• Are they willing to share a list of their previous clients so you can contact them to inquire about the quality of the work contractor provided?

• Do they have time, workforce, and a comprehensive collection of equipment needed to accomplish the project?

If you get satisfactory answers to these questions from one or more of the contractors, you can determine how reliable they are.

1. Request the contractor to send an expert to your home so they can create a comprehensive project quote for you. Tell them your requirements, including the material you want to use and the quality of the material. If you have insufficient knowledge about roofing, consult the experts to find out the best type of material and quality according to your budget.

2. Collect project quotes from multiple contractors and compare them. If a bid seems too good to be true, then throw it away because high-quality services don’t come cheap.

3. Based on the project quote, choose an appropriate one among all. Before you commit to a bid, ensure that it’s comprehensive. If a bid seems competitive but doesn’t show the detailed breakdown, then ask the contractor to break down the quote. Make sure that it lists all costs, including roof installation cost, roof tear off cost, building roofing material cost, and every other cost that’s mentioned above.

4. Make sure to call their previous clients and ask if they’re satisfied with the work provided or not. Get detailed feedback from the clients and request them to share the details regarding any bad experience or unsatisfactory part of the project they experienced from the contractor (if any).

5. Once you’ve gathered the above information, now opt for a contractor that you find the best among all. Make sure that your gut feeling supports your decision because you wouldn’t want to hire a contractor you don’t feel comfortable about. Make sure you trust the contractor, comfortably talk to them, and they’re honest with you.
